Lighting in the warehouse - motion sensors-controlled LED enhancing the natural light and providing best in class energy efficiency, while maintaining the highest quality of light spectrum.
Temperature controlled warehouse premises (24 C +/- 2C degrees), with ACU (Air-Conditioning Units inside), supplied & supported by specially designated Emicool Local Cooling Plant (LCP) on site with usage control metering system per each chamber.
Independent air-conditioning systems for each of office premises and checkpoints.
Ventilation systems installed both in warehouse & office premises.
ESFR sprinkler system with wide spraying range and high water flow, which eliminates need for in-rack sprinklers. Designed per local and NFPA fire-fighting norms. Dedicated FFS water pump room (per NFPA) and fire tanks on site supporting sprinkler system.
Transparent to natural light smoke evacuation vents, fire detection and alarm systems.
1,2 m level FM-2 special concrete warehouse floor slab - very flat, allowing for wide range of operations. Designed for regular racking systems, suitable for any type of light production and assembly lines.
Warehouse floor load: 7 t/sqm

Gates equipped with dock shelters and dock levelers with retractable ramps (1 m lip).
Underneath space for hydraulic folding truck bed - at each dock, allowing to operate all type of trucks, including medium size city trucks, vans and smaller commercial vehicles.

36 docks and 4 truck ramps in total (9 docks and 1 truck ramp per each chamber)
BMS will be implemented in the project allowing to measure utilities consumption per each chamber. Perimeter of the site will be fenced and secured, 2 entrances to the site - equipped with checkpoints. Access of the trucks and cars, controlled by automated system of CCTV with car license plates recognition.
Access to the building secured via access control points and monitored by each chamber’s office security through Building Management System:

Building will be designed and built per local green regulations – Al Sa’fat, SILVER level for Warehouses.
10% of site areas will be green with planted grass, bushes and trees with automatic water irrigation systems
